how can we help each other? The Warpath Community Center
eventually it would be very cool if we could figure out ways that we could help each other, either by information, services, discounts, etc that we can offer each other.. and knowing who contains/offers these things
my proposal is that we mention our jobs/careers, specialties, hookups (if comfortable), etc and we figure out our network of expertise around the site being as that we're all united by a common cause having nothing to do with who we are by life choices we should have a very broad base of fans.. everything from ditch diggers to lawyers (not to elevate or make light of any career) that can help each other for example.. I've worked retail, alternative health, etc some key interests/knowledge that I hold happen to be health and nutrition, of course my work, computing, etc.. I can expand on actual expertise, experience, etc say SkinsFan23 (fictional user, I think?) is a roofer, we have a list of users/specialties and when someone has a roof leak he can look to that guy for helping points or even a service referral what do you guys think? I've done this elsewhere and been able to hook people up with product discounts, advice, etc and it's a great resource that ties the community together |

Re: how can we help each other? The Warpath Community Center
This is a decent idea. I'm not located near most of the Warpath membership, but luckily what I can offer can be done over the internets.

Great start schneed, sounds like you're quite analytical, which isn't a great surprise, but the depth of it is nice

Re: how can we help each other? The Warpath Community Center
I like the idea of this thread. I'll play.
My education background is business administration. I worked as a mortgage broker for a while, so I know a lot about the finance side of real estate. I no longer work in the industry, but I know lots of people who do. Anyone looking for an honest, knowledgeable mortgage consultant, I know plenty of people. Also, I have a few realtors in the DC area that I'm close with. Basically, if you're looking to purchase or refinance, I can help out for sure. Currently I'm the beverage director for a restaurant group here in the DC area. If you want a reservation and killer service at 4 of DC's top 100 restaurants, I can help you there. However, I'm not willing to openly discuss what specific restaurants I work for, so PM me if you're interested there. I also have a lot of experience with exercise and nutrition. I'm a bonafide gym rat. Also, my fiancee has multiple personal training certifications and has a degree in applied physiology and kinesiology. So anyone who wants any advice on workouts or nutrition tips, I'm happy to help you out. Oh, and I'm a Florida Gator, so if you need any advice on kicking the crap out of Tennessee or Florida State, I'm your guy. ![]()

The prev owner bought the house for 173k in 2005. A few years before that the house was sold for less than 100k (im assuming alot of rehab was done, teh rehab isnt the top quality inner city living style we were hoping for with exposed interior brick, gourmet kitchen etc but the rehabs done is moderna and quality enough). The house base was built in 1875, its about 1100 - 1300 sq ft, 2 levels, good size backyard with about 70% of the back yard grass for my dogs. The neighborhood is amazing for Balt city. It is on the penisula that Fort McHenry is on. There are no bridges leading anywhere else so the only traffic on the roads are people who live in the community. There are joggers, a great huge dog park very close by, there's yuppies moving in and rehabing these houses from 200k range to 450k and up. On friday nights, the old people in the neighborhood sit out on their stoops and listen to the Os games. Anyways, I really like the neighborhood. Im going to be 32 in august, my lady is going to 31 in aug., we are planning on getting married and having our fisrt child in the next 5 years. With that said, we still party hard and dont think we can move out to the burbs just yet. (living in locust feels like the burbs to us compared to fells point, I dont have to worry about my honey going to the store to get some beer type safe). Anyways, for real i can talk on here, I am an attorney. I make 40k with my 9-5 firm and make another 15-20k per year with another law firm i work for. I have about 50k i can put down up front. My parents said they could probably help me with 5-10k as well. I am getting pre-approved loan offers now. So far I got an offer of 5 and 1/8 percent on a 200k 30 yr trad fixed mortgage with a bunch of additional fees, etc totaling about (without looking at the offer again) 8k. I just read the fed rate is 4.67%. my credit score is 684. QUEStions finally, so sorry man: 1) what is a good offer/percent i should expect? should i expect the 4.67 percent? 2) should i, as a buyer in this climate, be paying closing costs or should i tell the seller and agent to cover it? 3) can you PM me anyone who might give me 5 percent or lower on a 30 yr fixed mortgage of about 160 to 200k? 4) any first time home buyer incentives left?

This is like the sober version of Angry's Pay It Forward idea I take it.
When it comes time to buy a home, I'll be asking a lot of questions to many of you here

Re: how can we help each other? The Warpath Community Center
to bad this didn't come out when I worked in Marriott Revenue Mgmt, I use to be able to get hotel rooms for $29 a night for myself and friends and family.
Now I just build cost models for the Army. So if you want to cost something out in then year dollars, base year dollars, etc...I be happy to help. SolidSnake I too have an Associates Degree in Automotive Technology from North Virginia Community College in Manasas, I went at night to further my hobby. Tons of respect for folks who turn wrenches for a living, hard work.

Re: how can we help each other? The Warpath Community Center
Cool thread.
I'm a network administrator for Mars, Inc. (M&Ms, Snickers, etc) so I'm happy to help with any IT related issues. Also get candy hookups from time to time, so there's that... In a past life I was a broadcast journalist, but gave it up due to being absolutely miserable. That said, I have strong editing/proofreading skills, so if anyone needs a second set of eyes, hit me up.
