The party decks, the (probable) installation of an awning, the solar panels. They're pumping some many back into the stadium to improve it, and I can't hate on that. the only reason i kinda hate the idea is because the more they fix up the dump that is fedex, the longer it will be before they are back in the city, where they belong. That's a long way in the future even without the improvements. They will be at FedEx for awhile whether we like it or not.
